The key stages of a tenancy

There are five key stages to consider…

Setting up your tenancy compliance

This is the foundation for any tenancy. It is essential to make sure you have all the new laws and regulations covered!

We will provide a guide to all areas of lettings legislation that you will need to put in place, covering over 100 pieces of legislation you must consider.  This ranges from covering client Money Protection, all your safety certifications, and registration with HMRC to name just a few.

There are more than 150 steps to complete when setting up a Tenancy…

Finding your tenant – The essential tools

We are local property experts in your area and have all the tools to find you the right tenant.

From marketing your property on the leading property portals and our own website, through to extensive social media marketing and contacting our huge tenant database.

Don’t forget…there is a correct legal process you must complete before taking a holding deposit.

Rent collection

Making sure you get paid will be at the top of every landlord list.

We will collect your rent and make payment together with a monthly statement accounting for the rent received.

We will also provide a yearly statement for you to hand to your accountant when completing your annual tax return.

In the event your rental payment is not on time or even falling into arrears, we have a comprehensive payment arrears process to ensure your rent is received.

Managing your tenancy

From arranging the logistics of your safety Inspections and compliance reminders through to ensuring your continued compliance with any updated legislation changes, we can take the worry out of your hands.

We have three managed levels of service to fit various landlord requirements, ranging from booking and monitoring routine maintenance repairs with an approved contractor, completing routine inspections, right up to our Platinum service which even includes rent guarantee insurance.

Ongoing professional support, dealing with checkout disputes, and negotiating the release of a tenant’s deposit come as standard.

Yearly extension of a tenancy

There is a lot more to a tenancy renewal than you will think.

From completing a rent review and negotiating with your tenant, there is a lot to organise before creating the tenancy renewal agreement for signing.

There is still a requirement to confirm your tenants’ residency status, check EPC compliance, and complete over 25 other steps!
